Public Adjuster in Hollywood, Florida

Hollywood stretches from the beach and the barrier island to western neighborhoods inside the South Broward Drainage District, so flood risk can change a lot from one address to the next. The city reports that over 11,000 Hollywood properties have been included in FEMA's Special Flood Hazard Area. We help Hollywood owners sort out water, roof and hurricane damage and understand where homeowners coverage ends and flood coverage begins.

Local information

Hollywood's 50 percent rule

The city applies the substantial improvement rule: when damage or the cost of improvements reaches 50 percent or more of a structure's market value, the building has to meet current flood requirements, which can change the scope of a repair. On the beach, most construction seaward of the Coastal Construction Control Line also needs a state permit unless it is exempt.
